A property needs to be looked after not only when it is occupied. A number of tasks occur when the property is vacant as well. Such tasks may include in particular:
- reading meters, as for example the operation of an alarmsystem, sprinkler system, etc. may result in consumption;
- emptying letterboxes to avoid unauthorised persons noticing that a property is "free", and important notifications may come from, for example, the common agent, either to replace water meters or to change the common charges; minor maintenance tasks may arise as a result of the vacancy (e.g. door handles, locks, etc.)
- or if an apartment/house is not being used, lack of ventilation can lead to mould growth;
- in the case of a detached house, in addition to garden and porch maintenance, spring opening and autumn winterisation are essential.
